Quantity Surveyor for Premium Residential Development

About the role

Muse Studio is seeking an experienced Quantity Surveyor to manage the commercial and cost aspects of the Saplaya Residency project in Apapa, Lagos. This contract position will run for the estimated 18‑month construction period, covering all phases from ground floor works to final account.

Key responsibilities

• Prepare and manage project cost estimates, Bills of Quantities (BOQs) and budgets, ensuring quantities and rates align with project requirements.
• Conduct site measurements and quantity take‑offs for concrete, reinforcement, blockwork, finishes, façade works and other construction activities.
• Monitor expenditure against the approved budget, identify variations, potential overruns and cost‑saving opportunities.
• Review contractors’ and subcontractors’ valuations, invoices and payment applications, verifying completed works before recommending payment.
• Manage variations and additional works, assessing their financial impact on the overall project cost.
• Collaborate closely with the architect, structural engineer, contractors and site team to keep construction within budget.

Required profile

• Bachelor’s degree in Quantity Surveying, Building, Construction Management or a related field.
• 6–10+ years of post‑qualification QS experience on residential, commercial or mixed‑use developments.
• Proven track record managing costs on multi‑unit or high‑rise projects from pre‑contract to final account.
• Strong command of measurement standards, BOQ preparation, interim valuations and contract administration.
• NIQS membership (MNIQS) and QSRBN registration preferred.
• Available to start immediately and work on‑site for the full project duration.

Required skills

• Advanced Excel proficiency.
• Costing or take‑off software such as CostX, Candy or Buildsoft.
