Real Estate Consultant – Lagos

About the role

The Real Estate Consultant will advise clients on acquisition, disposal, development, leasing and management of real estate assets across Lagos State. The role blends market analysis, financial appraisal, title due diligence and end‑to‑end transaction management to protect client value and reduce execution risk.

Key responsibilities

• Advise on site acquisition, disposal, leasing and joint‑venture structures for residential, commercial, retail and mixed‑use assets.
• Conduct market and feasibility studies, including comparables, absorption rates, rental yields and highest‑and‑best‑use analysis.
• Build and review financial models such as development appraisals, IRR, NPV, cash‑flow projections and sensitivity tests.
• Perform title and documentation due diligence, including Certificate of Occupancy, Governor’s consent, deed of assignment and encumbrance searches.
• Manage transactions from term sheet negotiation to documentation and title perfection.
• Liaise with Lagos State Lands Bureau, LASRERA, planning authorities and coordinate external valuers, surveyors, architects and legal counsel.
• Prepare advisory reports, investment memoranda and board papers for clients.
• Maintain a pipeline of investors, developers, landlords and institutional relationships.

Required profile

• Bachelor’s degree in Estate Management, Urban Planning, Land Economics, Law, Finance or related field; Master’s or MBA is an advantage.
• 5–8 years of experience in real‑estate advisory, brokerage, development or investment with proven exposure to the Lagos market.
• Membership in NIESV and ESVARBON registration preferred; RICS or CIArb credentials a plus.
• Working knowledge of the Land Use Act, Lagos land administration, tenancy law and LASRERA registration regime.
• Valid driver’s licence and willingness to travel within Lagos State.

Required skills

• Advanced Excel for financial modelling.
• Strong financial modelling ability, including IRR, NPV and cash‑flow analysis.
