Estate Operations Manager

About the role

Alpha Mead Group, a total real estate solutions company offering facilities management, development advisory, security systems, training, healthcare management and financing services, is looking for an experienced Estate Operations Manager in Lagos. The role oversees the day-to-day operations and service delivery of a premium residential estate, ensuring efficient operations, good resident experience, effective management of service providers and proper maintenance of estate assets and infrastructure.

Key responsibilities

• Oversee day-to-day operations and administration of the residential estate.
• Ensure delivery of facility management, maintenance, security, cleaning, landscaping, waste management and other estate services.
• Manage relationships with residents, property owners, contractors, vendors and other stakeholders.
• Develop and monitor operational plans, budgets and service delivery standards.
• Supervise estate staff, service providers and contractors to ensure quality and timely delivery.
• Monitor infrastructure, buildings, utilities and common areas, and resolve resident complaints promptly.
• Monitor service charge administration and use of approved budgets.
• Conduct regular inspections, coordinate preventive and corrective maintenance, and report on contractor performance against KPIs.
• Prepare periodic operational, financial and performance reports, maintain records and asset registers, and enforce estate policies.
• Handle emergencies, ensure compliance with HSE, environmental and statutory regulations, and drive continuous improvement.

Required profile

• First degree in Estate Management, Property Management, Real Estate or a related discipline.
• At least 7 years of relevant experience, preferably in residential estates, property or facilities management.
• Registered Estate Surveyor and Valuer (ESV).
• Member of the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) and the Estate Surveyors and Valuers Association of Nigeria (ESVABON/ESABON).
• Proven experience managing residential estates or large-scale property operations.

Required skills

• Knowledge of estate management, property maintenance, service charge administration and facilities operations.
• Experience managing contractors, vendors and multidisciplinary service teams.
• Proficiency in Microsoft Office and property/facility management systems.
• Budgeting, reporting, negotiation and problem-solving; strong leadership and communication skills.
